Maintenance Manager
BASIC FUNCTION:
Under the general direction of the Director of Maintenance and Operations, the job of the Maintenance Manager is to plan, coordinate, and supervise the preventative, active and deferred maintenance activities of the District; lead maintenance staff, support districtwide safety initiatives, coordinate special projects, and ensure the District’s vehicle fleet meet District, State, and Federal standards; and perform related work as required.
REPRESENTATIVE DUTIES:
• Plans, coordinate, and supervises the maintenance and repair of District structures, related physical facilities, and equipment
• Analyzes maintenance needs as requested and incorporates those necessary to execute an effective preventative maintenance program
• Schedules and assigns work concerned with carpentry, electrical, electronics, glazing, heating/refrigeration, locksmithing, painting, and related building maintenance activities
• Confers with the Director of Maintenance and Operations regarding maintenance procedures, feasibility, and timing of projects
• Ensures that maintenance methods are being followed and standards maintained;
• Requisitions and maintains materials, equipment, and supplies
• Meets with salespersons in discussions and demonstrations, to analyze and evaluate new products and techniques
• Interviews candidates for maintenance positions, recommends selection, and directs the orientation and training of new employees
• Oversees related maintenance and in-service training programs
• Supervises and evaluates building projects and prepares all bid specification for outside contractors following code requirements and purchasing procedures for all projects including deferred maintenance
• Coordinate and support District’s vehicle fleet, ensuring District vehicles and equipment comply with State and Federal regulations
• Maintains accurate records for audit each year
• Monitors and implements environmental and safety related projects
• Performs related duties as assigned
KNOWLEDGE AND ABILITIES
Knowledge of:
• Principles and techniques of effective management and supervision;
• Principles, methods, materials, tools, and equipment used in maintenance and facilities operations; • Preventative maintenance practices and procedures for school facilities and equipment.
• Principles and techniques of effective supervision, leadership, staff development, and performance evaluation;
• CUPCCAA formal and informal bidding practices;
• Safety regulations, environmental compliance standards, hazardous materials procedures, and Injury and Illness Prevention Programs;
• Building codes, construction practices, maintenance procedures, and laws affecting public school facilities;
• Work order systems, project coordination, budgeting, purchasing, and inventory control;
• Oral and written communication skills;
• Current office practices, procedures, and equipment;
Ability to:
• Understand and analyze the methods, materials, and equipment used in the maintenance and repair of school buildings, office buildings, related physical facilities, grounds and equipment;
• Understand and analyze building and safety regulations;
• Understand and analyze laws affecting construction and maintenance of public school buildings
• Determine the need for maintenance and repair work and to plan and schedule such work;
• Understand and interpret plans and specifications;
• Plan, supervise and evaluate the work of others; • Prepare budgets, maintain records and prepare reports;
• Establish and maintain effective working relationships with employees, management personnel, and the public;
• Maintain records and prepare comprehensive reports;
• Communicate effectively both orally and in writing;
• Meet schedules and time lines;
QUALIFICATIONS
• Demonstrated varied experience in a management or supervisory capacity in a medium to large organization;
• Minimum of five years of progressively responsible experience in maintenance, facilities operations, construction trades, or related fields, preferably in a school district or public agency environment;
• Experience in selecting, supervising, and evaluating the work of others; • High degree of professionalism and flexibility
TERMS OF EMPLOYMENT
• Work year: 260 days
• Benefits: Medical, Dental and Vision Benefits are provided by the District in accordance with the current agreement between the Classified Managers/Confidentials Group and the Livermore Valley Joint Unified School District
• Classified Managers/Confidential Salary schedule: Range 17
